INTERESTING BUILDINGS / PAUL KINDLER HOUSE · FRESNO, CALIFORNIA

A storybook castle.
A very real rent roll.

Two lions guard the door. A turret rises above the lawn. Behind Fresno’s $1.15 million castle offering is a craftsman’s home, a working music studio and the office building next door.

1502 & 1520 E. Olive Avenue — Offering Memorandum

Primary broker rent roll, expenses, lease summaries and two-property offering.

Publicly linked by CityFeet and read October 17, 2026. Pages 11–14: $6,000 monthly base rent, $700 CAM; $72,000 annual base rent. Marketing labels 6.26% a cap rate; article uses gross base-rent/asking-price ratio only. Executed leases, collections and complete expense statements not reviewed. Three 2027 increases are stated as contracted; suite 1502 renewal increase is expressly assumed and is not included in article. The OM is broker-supplied evidence, not independently verified income. Treated with MLS syndication as one underlying source for summary scope.

1502 E Olive — Fresno MLS 656636

Public listing narrative and 80-photo gallery.

Read October 17, 2026; visible updated date October 14. Syndication headline single-family/16 bedrooms does not establish legal residential use; article treats current offering as broker-reported commercial leases. OM tax-record area is 4,899 sf; CityFeet overview says 5,954 sf, so article omits area and price-per-sf comparisons. No photo license or credited photographer found.

Paul Kindler House — National Register of Historic Places Inventory–Nomination Form

Primary historic record: architecture, construction chronology, occupants and commercial use at nomination.

Sections 3, 7 and 8 and continuation sheet. Construction began November 1928; certificate of occupancy April 1929. These differ from broker tax-record year 1933. Historical condition descriptions are dated 1982, not present-day inspections. OCR misreads the front-page address; owner address, parcel 452-053-05 and multiple corroborating records identify 1520 E. Olive. Historic Fresno and most Clio history repeat this nomination and are not treated as independent source budgets.
