Rent Signal Monitor
The dashboard says market rent is up four percent and the team is about to raise renewal asks on it. It rose because the sample shifted to bigger, newer units, and because asking rent stopped meaning anything the month concessions arrived — net effective rent actually fell. Build the signal that carries its own methodology receipt: a stated universe, a normalized unit, asking held apart from effective, measured coverage and bias, a real seasonal comparison, and a backtest against the leases that actually signed.
